Latest Updates on Montana Avenue Businesses in Santa Monica

Part of what makes living near Montana Ave so desirable is the shopping, restaurants and cafes on Montana Avenue, right?

Being able to quickly buy a gift, or something to wear, a bite to eat or even to watch a movie is a major benefit of our neighborhood. While Pence Hathorn Silver has been a staple on Montana Avenue for more than 30 years(!) many businesses have come and gone (anyone remember the funeral home?).

Some of you may receive my Santa Monica DIRT Magazine. One of my regular features in the magazine is Montana Moves; a series that details the changes in businesses along Montana Avenue in which we highlight both new businesses that have opened and those that have closed. Here is the rundown of the latest comings-and-goings.

  • 729Montana Nail will be taking over the old Massage Envy space. They had expected to open in April, then June.

  • 732 - In unexpected news, Menchie’s has closed! The large corner storefront is making improvements and will be looking for a new Tenant.

  • 909 - The quaint pop-up shop location most recently occupied by Viola Floral is once again empty and waiting for a new Tenant.

  • 912 - Greens Up! Has also closed their doors. The owners are moving to Florida and Tennessee, leaving us without our favorite salad spot on Montana.

  • 1015 - For Lease (Previously Sprout)

  • 1109Sin Barco has opened, providing a wide array of unique gifts and housewares. We’re happy to have them on the street (especially with the closing of Burro).

  • 1133Mochidoki is open at last! Go check out their extensive selection of flavors of the mochi-wrapped ice cream treats.

  • 1210B - For Lease (Previously Panache Salon)

  • 1230-102 - Ouidad Salon has closed their storefront but are still seeing clients just off Montana at 739 10th Street.

  • 1301 - Le Macaron has closed their doors. The new occupant will be keeping it French with the arrival of Le Café De La Plage. With a location in Malibu currently, it looks like they will be providing pastries, coffee and homemade vegan ice cream & fresh waffle cones.

  • 1303 - Savida, the little seafood restaurant that opened just down the street from our office, closed quietly without notice, less than one year after their opening. A recent interview with the Chef explained that the Owner/Investor was not anticipating the time and expense of opening a new restaurant and decided to call it quits despite a great neighborhood welcome and Michelin recognition.

  • 1306 - For Lease (Previously Roller Rabbit)

  • 1406Laya Collective Has opened and is bringing ethically sourced swimwear and accessories.

  • 1508Romy Simone will be providing cosmetic acupuncture to those in need of non-invasive wrinkle reduction.

  • 1511B - The large space previously occupied by Nurse Jamie is still available for lease.

  • 1511C - Breadblock has closed citing Covid and inflation woes.

  • 1512Sogno Toscano has opened! We were delighted to hear of another full-service restaurant opening on the street. Whether you are popping in for an authentic Italian espresso, a glass of wine, pantry supplies or a full meal - Sogno offers plenty of variety. My team visited for lunch and came back with rave reviews. Stay tuned!

  • 1527 - Holy Chic, home of the forever roses has closed their doors and the space is For Lease.

  • 1531 - The old Coldwell Banker space is now totally empty and a sign in the window says it has been leased.

  • 1533 - Burro has closed up shop and the brand new signage reveals a Tenant I expect will bring a lot of excitement- Fred Segal!

  • 1631Sweet Lady Jane just completed a nice remodel. I am sure the brief construction caused some panic with fears they were closing for good!

In Other 90402 Real Estate News:

There are 27 active listings North of Montana.

The Most Recent Listings Are

  • 469 17th Street - Listed for $3,999,000. This is a lot value (60ft Gillette Regent Square lot) being sold with plans.

  • 449 17th Street - Listed for $7,295,000. Built in 1992, this house offers a large scale that new construction cannot match. With nearly 5,000 sq. ft.- all above ground, this is ripe for updating within the current floorplan. Nice backyard with pool and spa as well.

  • 233 22nd Street - Listed for $5,995,000.Traditional “story-book” 1940’s house on a 7,500 sq. ft. lot with pool. I think this price is a reach with only 3,325 square feet in the house. This listing makes our 739 20th Street an absolute steal!
