11 Things Your Real Estate Agent Doesn't Tell You (Seller Edition)

The real estate market can be full of surprises - good and bad. Even the most seasoned buyers and sellers have experienced just a fraction of what a productive full-time professional real estate agent has dealt with in the process of getting properties sold. My Pence Hathorn Silver team and I, having closed multiple hundreds of transactions over our decades on Montana Avenue, have come to realize there are many industry understandings that often go unsaid.

11 Things your Real Estate Agent Doesn't Tell You (But Probably Should)

  1. Assuming you have a competent agent representing you, if your home is not being shown, it is over-priced.

  2. If your home is being shown but there have been no written offers, it is overpriced.

  3. Your toilet will be used. People will look in your cupboards and may even sneak a peek inside your medicine cabinet.

  4. Your pets have an odor, and sometimes, so does your cooking.

  5. Insisting that visitors wear booties, you risk them slipping and falling on your floor or stairs.

  6. Although you spent a fortune remodeling your kitchen and baths in 2000, these upgrades hold no value today.

  7. Advertising doesn’t get properties sold. It is done to make Sellers happy. Saying yes to open houses and all showing requests is the best way to get
    your home sold.

  8. Buyers only buy houses that can be shown.

  9. Your neighbors are nosey.

  10. Your neighbor’s loud children or barking dogs may be hurting your chances of a sale.

  11. Your agent’s reputation will affect the sale of your house.

This property is actually being offered at auction, which is pretty unusual for our neighborhood. This Trust Sale will be auctioned, on site, on Sunday October 27th.
